Selling your house is usually a life changing event and some homeowners choose to do it themselves. You can hire a real estate agent but they will charge you 5% to 7% of the sale price. This can be expensive and you can save that money by selling your home yourself. There are definite advantages to selling it yourself.

Anyone even considering selling their house on their own must be prepared for a vast amount of work and knowledge in order to successfully sell the house and make the right deal. Once you see what goes into selling your house on your own, you may want to call a Realtor.

There are many advantages of selling a house on your own. For one, you are removing the possibility of the brokerage fee, which is the commission that you would otherwise have paid to the real estate agent showing your home to potential buyers.

For some the profit from selling a home is enough reason to do it themselves. Others prefer to be in control of the transaction and who they show their home to while trying to sell. In a down market the potential profit may not be enough to hire a Realtor and you can only make a sale work by doing it yourself.

If there are mistakes you have no one to blame or point the finger at because you made the decisions. This control is desirable for many and the savings is worth the effort and responsibility.

When making the decision you must be willing to take the responsibility of selling your home. You must trust your judgment and be comfortable with your decisions, especially if you are not experienced or have never sold a home.

Additionally, without the use of a real estate agent, marketing and advertising costs come out of your pocket directly and you may not get as many inquiries if you cannot afford to list your house with more than one publication.

If you decide to sell your home without a Realtor there are only two outcomes possible. If you do not do your homework you may negotiate poorly and lose any potential profit. It is also a possibility, if you gather information and prepare yourself properly, you can make a large profit including the commission you save.

All the advantages and disadvantages are crucial to the decision as to whether or not you should attempt selling your house on your own. Always think carefully before making this type if decision.
